Sealcoating

What Is Sealcoating?

Sealcoating involves applying a durable protective material to damaged asphalt that will withstand frequent use and harsh conditions through the years.

How Frequently Is Sealcoating Required?

Sealcoating should be performed based on:

The pavement’s age and condition

How often the pavement is used

Local climate and weather conditions

Reactive vs. Proactive Maintenance

Reactive Maintenance

By the time damage has set in, it’s often too late to reverse or remedy it. That’s one reason why reactive maintenance isn’t particularly effective. It also:

Proactive Maintenance

Proactive maintenance, on the other hand, fixes problems early on and even prevents some from happening at all. Here’s why it’s the preferred approach:

The Process

Sealcoating is a protective surface treatment applied to asphalt pavements to extend their lifespan and protect them from damage caused by UV rays, water, chemicals, and general wear and tear. The sealcoat application process typically involves the following steps:

Prepare

We rid the surface of any debris and other obstructions and clean it to ensure the sealcoat material is effective. We also repair potholes, cracks, and other damage.

Edge and Tape

We put up tape or other materials to separate areas that don’t need sealcoat from those that do.

Apply the Sealcoat

We pour the coal-tar-based or asphalt-based sealcoat material onto the surface.

Coat Application

We apply a sealant to the sealcoat material to smooth the surface and ensure proper adhesion.

Dry and Cure

We wait 12 to 36 hours for the sealcoat material to dry and cure.

Striping and Markings

We apply parking spot lines, lane markings, and more.
